The Argyle EDC encourages growth consistent with the Argyle comprehensive plan, also known as the 2020 Plan.  The Argyle 2020 Concept Plan was intended to address the City’s dynamic growth while preserving its rural setting and small-town atmosphere.  Opportunities for economic development are focused on the I-35W and U.S. 377 corridor, and in the "Old Town" area.  Below is the Land use map which shows how Argyle will look in 20 years if development continues according to the comprehensive plan.

Zoning District Development Standards

Office Retail  68.8 acres  (U.S. 377 - several)
Office retail is designated to provide retail, office, and services for immediately adjacent residential neighborhoods. 
Minimum lot area = 10,000 sqft
Minimum lot width lots fronting onto Highway 377 or arterial on the Thoroughfare Plan = 150 feet with shared access; 300 feet without shared access.
Minimum lot width all others = 100 feet with shared access; 200 feet without shared access.

Minimum lot depth lots fronting onto Highway 377 or arterial on the Thoroughfare Plan = 200 feet
Minimum lot depth all others = None
Maximum lot coverage 40%
Maximum height = 2 story or 35 feet

Local Retail  32.1 acres (U.S. 377 at Country Club, U.S. 377 at FM 407)
Local Retail district is established to provide areas for smaller-scale retail, office, and service uses that are sized and oriented toward serving the entire community. 

Minimum lot area = none
Minimum lot width lots fronting onto Highway 377 or arterial on the Thoroughfare Plan = 200 feet with shared access; 300 feet without shared access.
Minimum lot width all others =
200 feet
Minimum lot depth lots fronting onto Highway 377 or arterial on the Thoroughfare Plan = 250 feet
Minimum lot depth all others = None
Maximum lot coverage = 60%
Maximum height =  2 story or 35 feet

Community Retail 49.8 acres (I-35W at FM 407)
Community Retail is designated to provide areas of large-scale office, retail, and commercial uses that serve residents both in and around Argyle.

Minimum lot =  none
Minimum lot width lots fronting onto I-35W or arterial on the Thoroughfare Plan = 200 feet with shared access; 300 feet without shared access.
Minimum lot width all others = 100 at the front building line with shared access; 250 at the front building line without shared access

Minimum lot depth lots fronting onto I-35W or arterial on the Thoroughfare Plan = 300 feet
Minimum lot depth all others = None
Maximum lot coverage = 60%
Maximum height =  3 story or 50 feet

Village Center  17.5 acres (U.S. 377 at Harpole)
The Village Center is a place for local residents to shop, conduct personal business, and reside at the same place as their business.

Old town  37.1 acres (U.S. 377 at Hickory Hill)
Old Town is intended to create a mixed-use focal point for the City.  This district is appropriate within that portion of the original dedication of the City of Argyle.  A mixture of retail, office, governmental, and residential uses are appropriate within the Old Town District.

Planned development  34.4 acres (PD-1) (I-35W at Crawford)
The Planned Development district is a district which accommodates planned associations of uses developed as integral land use units such as office parks, retail/commercial or service centers, shopping centers, residential developments having a mixture of housing options or any appropriate combination of uses which may be planned, developed or operated as integral land use units either by a single owner or a combination of owners. A Planned Development district may be used to permit new or innovative concepts in land utilization not permitted by other zoning districts.

Minimum area = 10 continuous acres

Business Park  179.6
The BP, Business Park, district is intended primarily for the conduct of light manufacturing, assembling and fabrication activities, and for warehousing, research and development, wholesaling and service operations.
